Hello all of these posts truly reflect the uniqeness of towns mentioned , it all depends on what elements are important to you. Holderness is lovely nice community feel easy access to rte 93, residents have use of private gorgeous beach on Big Squam Lake, low tax rate of 12.22, Veterans (eligibility ) Tax Credit of $500 off your real estate tax bill, One of the best Elementary Schools Holderness Central School pre-school to 8th grade, Great High School in Plymouth, also may local students go to the Holderness Private School for High School, Plymouth State University has a new president who is doing a good job of providing programs to local residents and of course like all of the wonderful communities in NH ...lovely 4 season enjoyment good luck - Thu Jun 19 2008, 12:04

I would kindly respect that realtors give some of us sellers credit for the research the careful and methodical work that some of us are capable of. Sorry Jim I thought your response was a little presumptive on us in a negative way. New England I guess is different. Our Comps are accurate. Banks in New England appraise based on Comps, Local Assesment and Condition of House and of course, Location, Location . Knowledgeable buyers that are pre-approved and ready to go are rare!!. This we know and that is why when we launch in a few weeks we already know that. Always remember folks it only takes 1. Fortunately we don't need to sell right now. That old adage we say in New England " If its meant to be it will " My heart goes out to families who through no fault of their own are in difficult times. The media once again too quick to judge folks and rushes to put them into one category and then the Stereotyping begins. You can have the best realtor in the World!!! But as a seller you have to do your homework, pretty up your house, be involved in good photographs, get rid of all your stuff. The staging is critical and yet so many sellers are resistent to this. Take someone objective through your house when you've fixed up things or painted etc. What do they see ? Claudia, very good response and great for you that you offer the flat MLS program with options, Question does your fee include taking pictures ? I certainly understand that many FSBO preferring option of MLS need to offer fair buyer agent commissions. I see a lot of FSBOs out there...ok clueless...there are some people that can take on the extra work , study and are ready to launch, I would suggest that a FSBO preference for flat rate MLS should also purchse a lock box I think thats a necessity why well it makes it easier on buyers agent to show the house, this is a professional cooperative relationship...Claudia CAn you open an office in NH :>) thanks for your info - Thu Jun 19 2008, 09:32

Hello a lot of good information, Pre-Approval in New England is what gets the offer accepted. The Pre-Approval not pre-qualified ( anyone can get pre-qualified ) letter should be for your offer that makes sense to protect yourself. The media is doing a major dis-service to both the Buyer and Sellers about its a buyers market, it all depends on the areas of the country, both buyers and sellers should do some homework and work in collaboration with their relator...being an educated consumer is very critical these days, Best of Luck - Thu Jun 19 2008, 09:15
