There is nothing to read into this post. It was not an extension cord running across the house and the appliance was not attached. If a person has a built in cubby for a TV that is simply plug into the wall, that does not mean they should leave behind the TV. This buyer simply wanted a good deal and he found the home inspector to help him by putting our home down. I didn't want to give in to this scam, but my spouse is tired of messing with this. Now this guy gets more $ off and can use the warranty to fix the paint job - so we paid for this twice. We put a lot of $ into this home and this guy is getting it for 1/2 of what we paid for the improvements. - Wed Sep 10 2008, 05:12

We paid for our own home inspection and fixed everything that the inspector found – there’s nothing wrong with the house. If there is something legitimately wrong with the property, yes we would fix it.
My question is not about making repairs to the house. My question is about the appraisal. What’s the rule of thumb for determining the value of a home off the appraised value? We know our home appraised at $11k over the sale price. The problem is the buyers we are getting can’t afford down payment or closing costs. This buyer is getting a huge discount from us to help him get the home. If he comes up with any creative ways to get any more off, we will have to tell him to find another home.
We've had buyers in the past who had relative inspect and then ask for discount for things that are not damaged but just not to their liking. They even complained at the closing because they wanted us to give them $ off (which they didn't get) after we took a plug-in appliance (not in the contract ). Forgot to mention the old agent put comments on the withdrawn MLS that are negative about us and conflict with the current agents advertising. Those comments are what she is sending on the direct feed. So the old agents advertising is not good exposure. If they are sent on a broker feed, does that mean the broker knows about this ? - Wed Aug 13 2008, 05:27
