It is funny that you mention about South facing being important to some and not others.it must be an english thing you see, here in the UK we get very little sun at the best of times, so we have got to make the most of it!!!

It was very simple I checked both of the companies quotes then decided where to take it from there.
I really do not want to be too expicit, but one of the poicies was more comprehensive than the other for a couple of hundred dollars more.I received the application on line and will sign and fax back tommorow.

Default and Attorney's Fees: If Buyer defaults on this Agreement, all deposits will be retained by the Seller as full settlement of any claim, whereupon Buyer and Seller will be relieved of all obligations under this Agreement. If Seller defaults under this Agreement, the Buyer may seek specific performance or elect to receive the return of the Buyer's deposit(s) without thereby waiving any action for damages resulting from Seller's breach. This is not your normal sale so I am not using a realtor it is a Bank owned property the sellor is part of a trust. I presume he is working on behalf of the Bank. He has signed the standard purchase aggreement. - Wed Jun 18 2008, 04:05
Many thanks for all your answers,because the house my agent has recommended as a good buy is north facing so I will take the plunge and probably go ahead.
I must point out in the UK south facing is very important, because the sun sets very low in the southern hemisphere in winter months, so consequently we need all the sun we can get.
