FHA HAS NOTHING TO DO WITH. ITS THE 3% THAT MIGHT BE DIFFICULT DEPENDING ON THE SITUATION THE SELLER IS IN. IF THEY ARE LOOSING MONEY ENOUGH AS IS THEY MAY NOT CONSIDER THAT AND THEY MIGHT WANT TO SEE IF THEY GET BETTER OFFERS. THEY SHOULD AT LEAST COUNTER OFFER. IM IN THE SAME SITUATION HOWEVER IN MY CASE I HAD TO GET RID OF THE REALTOR I WAS USING AND JUST USE THE SELLERS AGENT. I have been in your situation and I certainly know how it feel like. It varys depending on the state that you live in. I am currently getting back on my feet and trying to buy another house. It takes time and patience. The first thing you need to do is reach out to your mortgage company. Speak nice to them and do not get upset. They will work with you especially now adays. Try to find a local goverment agency that will help you with other things such as food stamps and money. I was embaressed at first but I realized that my kids came first. Put your resume out everywhere even where you least expect it. Something will bite. I may not pay as much but it will help get buy. If worst comes to worst it may be enough to rent you a one bedroom apartment or a studio somewhere but it is better then being homeless. I truly wish you the best of luck. Do not give up. I recently got approved thru Lending Tree. My credit score was lower then yours and income is the same and my credit ratio was higher then expected. I got approved w 10% down. I tried w an FHA and for some reason they could not approve me. I am going that I hear something this week as to whether or not my offer has been accepted. I would call Don Porter at Lending Tree. I had my agent do the same. I went to see a house without my agent and the agent there was so much more realistic then mine. Do your homework. Your homework is not just what the houses are going for around in your area but what is going on in the economy today. I've been lookinf for a year and I have seen drastic changes. I was under the impression that I would not qualify after having a few negatibe things on my credit which I worked so hard to clean-up. I got approved all by myself without my husband and I used Lending Tree. I would definetly recommend calling them and ask for Don Porter. I did everything by phone.
