I was told that you can't even do an FHA on anything bigger than a 2 unit house?

The subway is a significant walk from there, but there are nearby busses which will take you to the last stop on the 4 train in 5-10 mins. If you are getting a monthly subway card, it will work with the bus as well. The express bus to midtown Manhattan is also convenient, but much more pricey.
