You shoud contact a lawyer to find out if the mortgage company has any recourse to go after your savings if you have a short sale for let them foreclose.

Second, you should contact your senate and congressional delegation and ask them why they approved a housing measure to "forgive" the difference for short sales for persons who bought with no money down and punishes persons such as yourself who have been fiscally prudent and saved. - Thu Aug 28 2008, 08:47

There at least two concepts of values in play here – the value you place on the house as a seller and the value placed on the house by a buyer. If the buyer places the same, or higher, value on your property as do you, you have a sale. If not, no sale.

Do buyer incentives help?

No, I would prefer the price be lowered. Another local company advertises "preinspected" to which I automatically subtract 1%, as I assume it was figured into the asking price.

RKB - Actually, I like your listing, the main problem being the streets both front and back (I looked at one of your questions and the listing sounded really, really familiar).

The problem I see is you can buy an almost identical new house for 229K very close to you. There are just a lot of houses in the area for sale in your price range.

Technically, the number of subdivisions do not matter - I've just always had a hunch Veridian arbritarily created 5 block by 5 block subdivisions for adversing purposes. It looks like many are under the same overall covenant, so the whole area might just as well be one subdvision. Strangely, no realtor seems able to answer either.
