I have a house I paid $278,000 a few years ago about 15 min from Nellis. My taxes are about $2300 and my HOA fee is $45 a month. Hope this helps a bit. - Wed Apr 16 2008, 10:23

I think the previous poster is a bit optimistic. I’ve worked with a few different agents and management companies in the Las Vegas / North Las Vegas area. I also consistently follow the prices there. Home prices are falling all the time and there are so many homes for sale that many are turning to rentals. This has not allowed me to raise rents in 2 years, I think renting is your best bet unless you intend to buy a home with the intention of renting it when you leave, I don’t think you’ll be able to sell in such a saturated market.
