The space that was created after removing the wall essentially turned previously un-heated and cooled space to heated and clloed space which must be included in livable square footage.as it was explained to me. I feel the owner really had no idea what a mess this could be as he was present during the inspection with us and was openly and cordially and proudly discussing his remodel and sharing with us how much nicer the room is now. He was the one who actually blurted out the beam placement to the inspector when we were going over the report together! The inspector then raised his eyebrow and point blankly asked "did you get a permit to do that?" The owner was in a tough spot and did admit that no, he did not get a permit. - Mon Feb 4 2008, 08:07

Yes we do have an inspection contingency thankfully. The problem is that the sellers agent is spouting off and all upset that we expect the sllers to foot the bill for the structural engineer..(yet ensures us that they will pay for repairs deemed neccessary). Apparently she is friends with the sellers so has lost some of her proffessional manners and is getting emotional... we only know what she says through our realtor.

We LOVE the house, don't want to walk..but would be crazy to buy without geting this cleared up. I am looking for courage to stand my ground here I guess:) The sellers are builders and actually built this house entirely...maybe the support beam he put in is adequate and no more sagging is to come..but I need a peice of paper stating that! The man actually said to me he would be happy to cut a hole in the wall to show me the beam..like what differnece would tht make..he might as well show it to a goldfish that's how qualified I am. I am getting all worked up..we should recieve his response to our contingencies in a day or so. I'll kepp you posted but meanwhile please give me some more ammunition to fight with! Thanks!
