i went through 4 short sales and beyond the ridiculous waiting period, some wait for last minute bids of higher than list price and/or decide to even take it off the market or make it a foreclosure.
the problem is that they can be sitting on your contract and several others that offer more knowing that they wont pick yours but wont tell you anything until 3rd party approval.
in the mean time, they can continue receiving offers but you cannot do another offer until you cancel this one...lots of missed opportunities.

i waited on 2 short sales for months and both foreclosed even though the seller was very motivated and all contracts were kicked out.
one house in fairfax list price was $200k and sold for $276k, had 26 contracts and sold after 9 months.

At that price range, Manassas may be decent. Anything under $300,000 gives you not so good areas in Manassas. Look at new homes too near lakeridge or woodbridge and you can take back roads and commute will be more bearable. - Thu Jun 19 2008, 06:24
Manassas is huge. There are nice parts and not so nice ones. Suggestion: Drive by at night and check it out first. Cheaper is not always the best choice. - Thu Mar 13 2008, 11:21

Definitely agree centerville is the better buy. Prince William county especially Manassas is changing and not always for the good. Think safety and long-term changes. I vote for fairfax county. Definitely buy not rent...renting is always a waste unless your budget does not allow you any cash after paying mortgage each month. - Thu Jun 19 2008, 06:20
Manassas is the cheapest area from the ones you have listed but not always the nicest or safest. Fairfax county is a lot more expensive even though it is literally rock-throwing distance across the county lines. Centerville is much nicer. Right now, there are a bunch in Centervilled under $250k but they go fast. Commute is against traffic too. Easy find! Good luck. If you live in the home 2 out of 5yrs, you do not pay capital gains tax if you sell also I think but don't quote me on that. - Thu Mar 13 2008, 11:25

come on now...this is washington d.c. not texas lol. TH under $200,000 is pretty darn good for an ok neighborhood. there are fixer uppers, not so great areas, far out places with long commutes...we cannot get everything we want but homes have come down a lot and there is definitely a lot out in the market now versus 2 yrs ago. like i said before, you can get a decent place but not perfect. the point is...you still own and can deduct it on taxes and dont have to move due to increases in rent or crappy neighbors etc. - Fri Feb 29 2008, 12:41
