Believe it or not we often hear this from people that are listing their property. When we are confronted with this issue, our recommendation is to take the additional commission increase off the asking price. Since the asking price is an initial consideration for all buyers, if you don't get their attention here you've lost them. - Thu Jun 19 2008, 06:24
M,
Since the 3 to 5 year old home is a resale that was purchased during the "Peak Market" the owners of these homes need to place a higher asking price to not lose money. Many of the newer homes are being built with cost saving measures implemented in an effort to keep prices down and profit margins are being narrowed.
The best way to determine a reasonable amount to offer for a property is to get an agent to do a search to identify all of the recent sales comps for the specific location of your property. Once you have an idea of what similar properties are selling for you can more easilly determine where need to start to begin your negotiations.
