We are in MN. "Settle by June" is our wish but we know it might take longer than that. With 18% sales nation wide is short sale amount all houses on the market, how can you not to get into one?!
The inspection part smelled very fishy to us. (We still suspect that was not banks idea) Anyway, thats why we adjusted our offer and went back for a third look before we submit our offer. Our biggest concern is like everyone said, because the listing agent is not experienced, she put all those terms herself. Including no inspection and no seller contribution. Later on she found we lower the offer by 26k and don't know how to explain to the bank what had happened. If thats the case (cross finger and hopefully it is not), can the listing agent hold off the offer and come back two months later and tell us that the offer is rejected? - Sat Apr 26 2008, 06:08
lol... do I sounded that nervious. I still work, shopping and going out. I just pay some attention to my house at the same time. (Maybe more than most seller? Sometimes I know we need to give a little extra push to help things moving along. I know that agents are doing great job and you guy do know what you are talking about. But when you work with 10+ customers, you might not be able to provide 100%) And no Duke, I don't stick around for either open house nor showing. My agent did give updates on the showing which was awesome. I just wondering if there is something we can do to give that extra kick so that the house won't sit on the market for a year before we realize it. - Wed Mar 12 2008, 17:46

We had an open house but didn't attract too many buyers. There was one couple that really interested in the house. We also had 1 showing and the buyer seems to be very interested. We are going to have another showing this afternoon too... Things seems to be picking up ... All positive comments so far. (I think people are being polite.) Thanks for your answer to my question. We know there are tons of legal issue involved. We have a relator and they are going to get their 6% so I assume they will take care of that. We've done all staging and inspection and everything we could think of.
Since you are in my area, you probably have a better idea of how things going right now. Can you advise on what we can expect as far as activities?
Setting up a website is something I am planning to do. I probably won't take me more than couple hours to set it up since I've got most of them covered. I was wondering how effective it could be and I understand it takes time for google or other search enginee to catch ya. PCP is not an option. Unless I am a adword bidding profession, there is no way for me to be on top of it but thanks a lot for the advise tho.

When I mean the price is average, I mean the price is average not the house. We've done some major remodel to the house so the condition is way beyond average. When we priced the house, we talked to few relator and got pretty much same price range and we made sure that we are priced to sell. Being as a new home seller, we just don't know what to expect and what we could've done to help things happening so to say.

Thanks for your reply again. As a matter of fact, we would totally buy the house all over again for the price we are listing or just couple thousand less than the listing price as of day so we think it looks good. But its hard to tell bcoz everyone loves their home. I've been asking around for critical comments and everyone saying it looks good so I am really confused.

I love your youtube idea. It's a great place to advertising I believe. Maybe not to targeted but sure will caught some attention. Who knows, parents might just buy the house for their teenagers. (Just kidding).
We've covered some of the biggest sites of course like mls, trulia, zillow and so on. Just trying to get some fresh ideas I guess.
