But, as we are all human and this is a large purchase I'm using all available resources to make sure we have as much information as possible.

Could you please take a minute to qualify what "start your file" means? We were approved 6 months ago but haven't moved on anything.
We also enjoy downtown Livermore. And we had a good time at the recent wine festival.
That said, I don't think everyone who recognizes the issues Livermore faces is necessarily looking down on the town (although too many do). When making an 800k decision on a home a community should be looked at through a microscope and dissected for it's good and bad.
Regardless of all that I've found an interesting Phenomenon when researching Livermore. Longtime Livermore residents wouldn't live anywhere else and many Tri-Valley residents won't even consider it.. Thus my question since it's always easier to see the negatives from the outside instead of the positives.
