You mentioned the deal for new home at $250-260/sf with options. The question is how big the house is? In general, the bigger the house is, the lower cost per sf it will be. So if it is a 4000sf house, then it is a normal price though. But if it is a 3000sf house, then it definitely a great deal. - Thu Mar 20 2008, 19:57

Our understanding is that in order to negotiate with the builder for a best price for us, you(agent) need to have some sale data in the past 3-4 months as a baseline for negotiation. - Tue Feb 26 2008, 19:55
I plan to interview with 3-4 agent and then committed to one of them. I am a serious buyer and just want to hire an agent to do the legwork and negotiation for us.

If you can email me a list of Lennar home sold in the past 3-4 months, it would be a great help for me to make the decision faster. From a buyer's view of point, we want to see our agent have the willing and ability to find out necessary data in order to protect our best interest as a first-time home buyer. - Tue Feb 26 2008, 19:46

Yes, I agree that we need a local agent who can pull all the comps, especially the Lennar new home soled in the past couple of months, and do the negotiation based on those data. That's what exactly we are expecting from a local agent, besides the legwork.
We have been running to Windemere every weekend for a while and know exactly what we want, but just need someone to pull the comps and do the hard negotiation for us.
We will be Windemere this weekend again and may be able to talk to you in person.
