Median sale price data is available as well, but it's not broken down by bedroom count because our public records for this county don't include bedroom information.

What is a definition of 'year-over-year' (y-o-y) from the heat maps?

Hi Matt-

"y-o-y" represents the percent change in value from the prior year period to the current year period. For example, on the Phoenix Heat Map below, the median sales price for North Phoenix from April - June 2008 was $225,000.

This is the median sales price for transactions that occurred during that 90 day time period. The y-o-y change is listed as 0.2%. This means that the median sales price increased 0.2% from the prior year period (April - June 2007) to the current year period (April - June 2008).

If you look at our North Phoenix Stats & Trends page, and look the Median Sales Price for North Phoenix, you can see the median sales price for the prior year period compared to the current year period.

Thank you for bringing this to our attention. The volume of 2br sales in Happy Valley is very low in any given period. Our historical data includes a $7.2 million transaction in 2005 for a 2br property. With the low sales volume in the area, this transaction is skewing the summary data and chart. We've asked our data provider to verify the accuracy of this particular transaction. Thanks again for the information,

You can look up specific homes that have sold in the last 9 months for any city or zip code. This page below shows recently sold homes for the 11741 zip code.

Also, our heat maps are a good way to visualize price trends in an area. Check out our Suffolk County heat map with list price and sale price data by zip code.

There can be a lag from the time that a sale is closed to the time that the county or other local office makes the public record data available to third parties, including our data provider.
