You're in California, you might qualify for CALHFA or CALSTRS. They have programs with really low interest rates. A lot of lenders and Realtors don't know about these programs so if the one you ask doesn't know, keep looking.

Turns out we didn't buy the home but we did get another bank-owned that was in way better condition and at a lower price. I know that most banks have a "as-is" clause but this bank actually cleaned the house between the time we first saw it and our inspection. They also painted, changed the carpet, fixed the garage door opener, turned on the water and the electric and the gas. Maybe the banks are feeling the heat and beginning to make an effort to sell the homes! - Fri Feb 1 2008, 21:51

Well, the problem is that I Iike not having the flooring in because it is less carpet that I am going to have to tear out (I hate carpet). There's no problem with the roofing though, I was just trying to figure out what constitutes as livability per CalHFA. Darn. - Fri Dec 28 2007, 10:13

If you think you do qualify, my lender could help you. She helped me out when other lenders had no idea what the program was or when they wanted to push me into another program.
