With New Home builders remember this: EVERYTHING is negotiable. Once they are convinced you will walk away, they will negotiate with everything. Find out about sale prices in that development, hold off as long as possible, DO NOT sign anything, till you get what you want. Once signed, lets just say you are in their pocket, all earnest money is theirs to keep if you back out.
