With New Home builders remember this: EVERYTHING is negotiable. Once they are convinced you will walk away, they will negotiate with everything. Find out about sale prices in that development, hold off as long as possible, DO NOT sign anything, till you get what you want. Once signed, lets just say you are in their pocket, all earnest money is theirs to keep if you back out. - Tue Jul 15 2008, 05:46
They are still overpriced
oversupply
too far away, buddy wait for $6 gas, and find someone willing to live in downingtown and I say they are filling their tanks with hot air. - Sun Jul 13 2008, 20:21
Cheryl, now that the realtor's wont answer your question (cuz they wannt make a commission and are afraid that some areas that you can afford, may not be safe), use the law thingy to stay away from it, but seriously, which realtor wouldn't tell you of high crime places, seriously!! hmm so lets sell you this place, but cross your fingers when it comes to safety, mums the word.
I suggest you buy directly from an owner. problem solved! I suggest you avoid downingtown altogether, its overpriced, too far away, too much property for you to benefit. - Sun Jul 13 2008, 20:18
Offer what you are wiling to offer, not what realtors or sellers want, you can afford what you can afford, no one else is going to pay your mortgage. Sure offer 40k below, they will definitely look at it. homes are on market for 12 months in some places, so you have a great shot. - Thu Jul 10 2008, 11:06
