What do you do with the previous owner's stuff they leave behind?

According to my lawyer, if I can get them to sign something stating that they agree to forfiet their stuff I can dispose of it immediately. Any input on how to word that would be greatly appreciated. - Mon Mar 31 2008, 10:47

Can the bank still back out?

Its an all cash offer and yes we have had our earnest money in place since we made the offer. I am not sure what you mean by hazard insurance? Do you mean fire/homeowners insurance? If yes, that is all in place through the title company. The lender/bank is AccuBanc, a division of First American Mortgage of Indiana. - Wed Feb 27 2008, 13:18

how can I find the price a house sold for in the past?

In Oregon you can just go down to any title company, give them the address of the property, and tell them you want to oreder a complete package on the property. It only costs a few bucks, if they charge at all, and you will get tons of info on the property. - Sat Mar 22 2008, 10:38

We just closed on a short sale last month. It took the bank 5 weeks to get an appraisal done but after that we got an answer right away. They countered with the exact price that it appraised at. In my case this was a great deal because the appraised it as land only and then subtracted the price to remove the structures. The house needs a lot of work but can be salvaged. When the bank countered they gave us 5 hours to accept or deny. We accepted and then it took 3 more weeks to close. Its frustrating but if you really want the property just hang in there. - Sat Mar 22 2008, 10:12
