Hi Howard,
I am currently owner financing properties as the buyer, not seller. I am in the NOLA area and if you decide to owner finance your properties to someone, take my email and shoot me a letter some time. I have found that for the seller, it is a wonderful way to have a monthly cash flow with no risk. Also, as the buyer, it allows us to not have to deal with many banks. I live in the bywater and was not required to get flood insurance. That says a lot about the area and its flooding possibilities. We just do not flood. Even still, it is smart to get insurance. Crime is minimal; but, it is New Orleans. There are allot of homes for sale in my neighborhood and we always welcome new comers.
