I have lived in Lwvlle for the past 7 years and in Duluth before that. My son went to school in the Collins Hill Clusters. I don't know if this helps but in Little Suwanee Point(e) there is a townhome with 4/2.5 and a 2 car garage with what looks like a parking pad for 2 more outside the garage. I had my eye these when they first started building in the subdivision. The two stories with no garage started at 140k. This townhome has dropped to 134.9 with bank approval for a short sale. The only pitfalls are the Braves Farm teams new ballfield is almost back to back (will this help resale or hurt) and I cannot afford as the association fees which are $183 per month. There is also another in the sister subdivision on the other side of technology drive listed for $148k with the association fees listed at $99 per month.
Collins Hill is a popular cluster and they are building a new elementary school to open in 2009 which may improve your resale also.
Hope this helps. - Thu Jul 3 2008, 20:26
