Why is it you feel it is foolish to put 10% down, when everyone else on this board and others suggests putting as much money as possible down. Thanks for the advice, and i have already considered all the factors such as PMI, Insurance, and HOA in the factors for choosing the 'potential' condo for me. And I'm defnitely not in a huge hurry, i have all summer. I am not interested in 'bargain' condos, but rather something new, fresh updated and well mantained at a bargain price. Seems to me a lot of condos in the 160s-180s have been on the market upwards of 60days, and this summer would be the time to strike a deal. I do have a realtor in mind, but I am keeping my options open in case I don't feel like I can get what I want. Thanks in advance. - Tue May 6 2008, 15:32

Thanks for the responses everyone. I have been doing some research on here for a while, and gotten mixed advice. It seems to me via IRS tax law, that any individual can gift up to $12000K per year with no penalty. So presumably, my dad could just put money in my account every month up to $12K if he wanted to with no problems - (key words IF he wanted to) Not sure why all the realtors are saying down-payments cannot be gifted....try google gift tax law. - Mon May 5 2008, 15:54

I don't really do this so I am answering the question I posted. I'm already pre-approved for up to about $150K Max for what i want to spend on my monthly payments including HOA. My credit is 780, so I know my options as far as loans I think - unless anyone has any creative suggestions. I just want to find something that is finished, and a good value.
