Email Chris Nevins at Zip Realty. They are a buyers best friend. They will do all the legwork for you and then rebate you 20% of their commission. I just bought a home in Collegeville at a great price. It was end unit with 3 beds and 2 1/2 baths under the sale value and the seller paid 1/2 the closing costs.
