I actually wanted to put the 10% down to avoid PMI and I liked the no closing costs part of their loan - assuming APR was comparable with the other offers I have. I know I can do an FHA with less than that but I'd prefer not to. Thanks.

The builder is Centex and the community is in John's Creek - is this haggle free pricing common for that builder? From what I have seen with my Realtor (and what she has told me) this is not common for the area. I will probably move on to another community but would appreciate your thoughts.

It is off Valley Brook. There are a lot of little side streets off of it. I believe the zip is 30033.
Oh! It was for sale by owner, they had a sign in the yard.
There was a single family brick home in Decatur that I looked at that was 180K with 3 bedrooms and 2 bathrooms. It was on Lowrance Drive.
