thank you for all your responces. i have undergone a short sale and been working with my lender for about a week, he then sends it to a scubber, not sure what that is, i have given him evereypieace of paper i can imigine, he is waiting on paperwork from the appraiser, and a fully exicuted contract from the bank, they are waitimg on an fha paper, but from threre it should go back to the lender, i have been working with him since dec, so i dont think he,is it doe the money, which is about 1200 dollars, the bank sais go ahead , you are verbally approved. now they are waiting on one piece of paper from fha? I just dont get it., i have become aware that short sales dont really want to sell the house, after all we have done and they hold it allup for this one piece of paper? why is so different from fron a regular forclosure? I know the sellers are involved but they have sighned off on every peice of paper the bank has given them. i need to move by july 31st and am hoping it works out. - Mon Jun 29 2009, 16:31

thank you rj, do you mean that you have only been able to get one approved out of many? our credit is 600, that is transunion, our experian is about 660, with this wholesale place you have to be above 580 to be considered. But we have owned our current home for ten years and the only thing on our credit that is medical expences because we have no medical insurance, our house payment has always come first, we havent had a late house payment in 43 months. we have just been through a long, diffult time with buying a short sale, had to get insurance and pay for an appraiser and and inspection, i am so tired of waiting. uuggg - Mon Jun 29 2009, 06:57

Thanks guys, we got a pending contract yesterday!! 6 weeks total. so To anyone waiting on a short sale, my agent caled at least every other day, encourage yours to do the same! - Tue Jun 16 2009, 21:04
Thank you Bruce, we have done all that you have said, my lending agent even called the listing agent himself, asking if he could move forward, if this was a formaility, i have to undergo manual underwriting that my lending agent says will take 4 weeks itself, of course he needs an exacuted contract in hand. What drives me crazy is the listing agent on this house, he keeps saying, ok wednsday, now friday, for sure next tuesday! uuuggg, I would have alot more respect for him if he just said i am not sure. Maybe he is just going by what the bank is telling him but jeez we have learned not to trust what the bank says. Why hasnt he? - Mon Jun 15 2009, 11:32
