Lots of good advice here, but be careful about your requirement of a 30 minute commute.
I live in North Old Town and work at the Pentagon. It takes me about 12 minutes to drive to work. (It is about a 5 mile trip). When I go to capital hill, (a 7 mile trip or so), it takes me about 30 minutes.
Be sure to ask about traffic on 395/US Route 1/ Gw Parkway (the fastest way to go from VA to the district) when looking at homes.
Like others said, with a 400K price range, there are hundreds of condos/townhomes that are within your ragne. But, although they may be "next to DC", your commute time might be longer than 30 minutes...
I couldn't expand on my question as I ran out of room, but I think you missed my point.
Does the transaction cost of buying and selling add to the increase in the price of homes? If normal home appreciation is 5% per year (for arguments sake) how much does the cost of buying/selling add to that appreciation? Is that one reason(out of many) why home prices increase at a rate faster than salary's increase? - Mon Mar 3 2008, 18:35
I am in the same position you are in. I still rent because:
1. I don't want to live in a bad area
2. I don't want a 1.5 hour commute
3. I don't want to live in a 400sq/ft studio.
I will save my money for a nice deposit. I figure if I can save 10k a year, I will be able to buy a place in 2040... - Fri Feb 29 2008, 12:57
Rancho Bernardo has great schools as does the Poway area. I lived in San Diego for 6 years, (single guy) buy all of my friends who have kids lived in those two areas.
If you work downtown, it might take you a while to commute to work. Some of the areas closer to downtown, Grant Hill, Golden Hights are in "transition". While I personnaly never had a problem there, (former Marine with two big dogs in the yard), it might be "uncomfortable" for someone with kids. Coronado is very expensive, as is Del Mar and La Jolla. Carmel Mountain and Carmel Valley areas are very nice too. Escondido is another area that you could consider, although it is further away from the beach...
The furniture store was a great example. However, I like the ones where agents compare themselves to surgeons better... ha ha...
What do you mean when you say "For these reasons, you might find some agents/brokers may not be receptive to your concept of representing yourself"? That sounds very unethical, not doing business with someone because of their choice to represent themselves...
