I wouldn't touch the lower and middle Northeast AT ALL at this point barring Fishtown and Port Richmond. Crime isn't too bad there, but I'm very bearish on the resale value due to the increase in values due to out of state (New York) speculation, not the neighborhood improving. Among other things ,the stats just don't support the values people are asking for. The median income isn't all that high and there's a lot of older residents, West Mayfair included. Most people in their 20s from there are looking at Manayunk or the suburbs, not the old neighborhood.

Hate to say it, but I predict the lower Northeast is going to be the Philly metro area's inland CA or south FL. - Sat May 17 2008, 14:51

If it's one of them ridiculously priced 3BR twin ranchers in the Northeast Philadelphia then hell 175K isn't low enough. If it's an Art Museum condo, then probably not. Some areas around here are still going strong, others aren't. - Tue May 13 2008, 19:40

My parents live in 19152. Here's my 2 cents and I know the realtors will jump on me. Simply put, the market is at it's peak and everyone knows it. Only 8 years ago prices for twins were under 100K and now some people actually have the nerve to ask 250K+ for mediocre houses. The median income in the area isn't all that high, the population is old, Holme Circle/Rhawnhurst is not near anything big and it baffles me greatly why it's so overvalued considering the neighborhoods just south of it are pretty much the ghetto. I don't know if it's just me, but I'm VERY bearish on Lower and Middle Northeast Philadelphia for buying right now. I know other parts of Philly will be more resilient, but I can forsee SoCal/Florida style crash at least in places like Fox Chase, Rhawnhurst or Mayfair. I wish someone would explain it to me (hey, my future inheritance could depend on it!) :) - Wed Mar 26 2008, 19:38
