soooo many cali and az folks have come here to do what you are thinking of, as a matter of fact I came to austin with the same idea. I don't mean to discourage you but we all know what happens to investor driven markets. Austin inventories are going up quite a bit with pending sales going down, so it is probably a decent time to buy, just make sure your investment model works for the time you need it to WITHOUT appreciation for the next few years. The "safe" way to buy forclosures is from the bank, but they may not be good deals as typically they will be around 15% under market. Is that enough? Trying to get them from individuals is risky in that you have to be certain there are no suprises involved, hidden structural problems, liens,etc. If you are looking for a property to live in just get out there and start making lowball offers. Go have a look at tax records or ask your title company to search for what the current owner paid,(some states this info won't be available). If the current owner was in possession of the property prior to 2005, take his pay price and add a reasonable and historical appreciation, say 5 to 9% depending on area, per year. Reference this # with what your offering. Is your offer lower than what you would be paying if we had never had the big price jump? Or is your offer higher than "normal" appreciation would account for. - Wed Nov 28 2007, 08:54
I would say north scottsdale. A recent arizona republic article stated the 85262 zip had a 13% increase in home prices for 07. The problem is you are going to have to build a 2 mil plus home, but they are selling quite well as scottsdale has a very limited amount of land left and therefore will go up in value. - Sat Nov 10 2007, 11:33
