If you have an older home, I would probably wait to sell your home. In 2009 and in 2010 new home builders are expecting a shortage of new homes which will drive demand for older homes in good condition. If you are upgrading sell now though. I know the name of two great places to obtain a home loan. I run a new home business and my partner and I always get our loans from Baytree Bank in Lake Forest. It is a wonderful experience. They are very helpful with people that need extra help and need to get creative, eventhough Baytree was very creative with my loan. A woman that I could recommend at HomeStart would be Jude Santefort. At Baytree, Pamela Drysdale is great she is so personable, friendly, and she loves to get things done. She will work very hard with the bank board members to approve loans. Baytree bases the approval of their loans more on your character than your credit score. Where did you obtain the information about Northfield being in a floodplain? People I know who built in Northfield did not have any water in the lower levels during the large August storm we had on the North Shore. Deerfield does have traffic problems along Lake Cook Road, but Lake Cook Road doesn't really have anything to do with the inner portions of the community. Lake Forest and Lake Bluff are far from the city and that is one thing that affects the desirability of the communities, but many people still make that sacrafice to purchase an expensive home in those communities. I would look at another community than Niles. I would consider something like Evanston or Wilmette for nicer townhomes in good school districts. Closer to the Niles area I would look at Park Ridge. - Sun May 11 2008, 00:19
