My wife and I are moving to Denver in May.

I would like to clarify: Nehemiah is not government sponsored. My buyers and we are working with the Nehemiah Program in order to secure an FHA loan, and having never heard of it before, I researched it with intense paranoia to be certain we are not getting burned. It is a valid and useful not-for-profit that charges $499 (or so) for arranging the 3% to be "gifted" from the sellers to the buyers. We adjusted our agreed-upon price to cover the cost of "gift". The gift is not a tax deduction as a donation but it does qualify as a "selling expense". I contacted the program and was very happy with their customer service. I would try washing the walls/ceilings with TSP and renting a carpet shampoo machine to clean the flooring. You could considering treating the carpets like you would for pet odors (it can't hurt, can it?) and see where you stand (scent).

If you really don't want to paint, maybe your next tenants will be Indian food aficionados. If you *do* have to paint, the property will be just that much more attractive to your next tenant.

We were expecting that we would have to rent first, but I was hoping to not move twice. Rather than plan in ignorance, I decided to pose the question to those "in the know". Your answers have been completely enlightening and we're thankful for your time and consideration.

This lifestyle change is a dream of ours and although we'll miss Ski Season 2008, we're so looking forward to the New Blossom Season in some lovely mountain meadow along the Front Range.
