the first two are mostly owners or buyers and realtors, the last one tends to get a lot of bitter renters so keep that in mind.

hi sam. depends what you can afford and want. the turn key single family homes in nicer neighborhood are still going way over asking and getting minimum 10 bids. there just aren't enough of those. the biggest correction i've seen seems to be the 2 bedroom condo market. 5-10% depending upon location and the unit. the downside of not buying if you come back soon, rents have gone through the roof ever since the credit crunch disqualified so many buyers. - Thu Nov 22 2007, 10:44

what are you doing now for a residence? if you are renting, or can find a good deal to rent, i'd continue down that route and go fix your credit. your getting screwed by having such low fico scores. you can do this in as little as 6 months via basic investigation and letter writing to clean up stuff that might be inaccurate or that can be appealed. if you haven't tried that already, it can be a real eye opener. i once found an old cell phone bill on my credit i never paid that screwed me over for a few years. i moved, changed cell phone companies and never got the bill. - Thu Nov 22 2007, 10:50

divisidero is the traditional break point for fog and has some historical significance for being named that way. how good do you want it? best weather in the city can be found in several places, potrero hill/dog patch, noe valley, south beach but what else do you want? the only usable beach is crissy field in the marina but you'll get hit or miss weather there. ocean beach is huge but you'll never see it as you know. - Fri Aug 31 2007, 14:17

just about every neighborhood in the city is quite friendly for dogs and has it's pluses and minus'. where do you want to or where do you currently live? i live in south beach, across from pac bell park. we have an awesome park called south beach marina across the street from us and we walk our dog there 2x's a day with all the other neighbors dogs. it gets better however. every thursday at 6pm, we have a yappy hour. folks bring a beverage of choice, snacks, and their four legged friends to mingle. it's a blast. the local pet shop south pay on brannan brings enough snacks for the pups every week and lately we've had some folks from either tres agaves or paragon bring an adult beverage or two. come along if you are around. - Fri Aug 31 2007, 14:14
