Thanks to all of the agents who so quickly answered my question. I enjoyed your various viewpoints and your advice is appreciated. I have taken it off the MLS and have an appointment with two agents to look at it and discuss my options at this point.
I have no one to blame but myself for what happened, but the first agent (full service) who came to look at, put a completely unrealistic number on it that started us down this difficult path. Live and learn and learn and learn!
Thankfully, we got a good deal on it when we bought it, so what we've lost is time, a sale when the market was better, and "profit", but hopefully not too many real dollars.

If you're interested in Fort Lauderdale, I have a beautiful, 1 BR guest house for around $1,000. I also have a 2/1 with furnished, plus one car garage that might work well for $1400. Both are updated, very inviting, tropical landscaping. All biking distance to beach near tons of restaurants, the Galleria, the Intracoastal and other fun. If they like, they could actually lease both for $2400 and have plenty of room for guests in their own private guest house. That price would include all utilities, water, trash pick-up and landscaping. It's a beautiful spot in a nice neighborhood - just finished renovations.
