From what you said, the builder is defiantly breached a contract. When you agreed to accept a new offer, builder lowering the price and doing a 4 foot addition, you entered in to a new contract. After you found out they can't do that for you, the builder breached another agreement. You changed the agreement again buy paying less and taking porch extension and it looks like they breached another agreement. I don't know who your lawyer is or how things work in AZ, Going by NJ law, they owe you a nice financial compensation on top of delivering you a house they agreed too.

I personally think whether or not home will sell is usually based on two things and that is the price you’re asking and the condition of the home you are selling. When you price your home correctly and you’re in a balanced or even seller’s market there should be plenty of interest and showings. Sometimes we're in a slow buyer's market and there are more homes for sale than qualified buyers to purchase them, no matter what you do the traffic will be slow.
I've seen some make open houses, put up balloons all over the neighborhood which only bring people from the neighborhood or Sunday drivers who drive around and go to open houses just to look around and if they come across a generous Realtor who put a few donuts out, its like hitting a jack pot for some.

what should a first home buyer do before looking for a home?

First and the only thing you should do is ask your self a question; Can I afford the home of my dreams? If the answer is Yes, then find the neighborhood you like to live in, find a home of your dreams, get the mortgage, have your home inspected and if everything looks ok, buy it and enjoy it for many years to come.

Best way is establishing a good relationship with someone in the bank who handles foreclosures or a mortgage broker with the right contacts. Another alternative is getting on the list of Auctioneers who will provide you with the list of upcoming auctions in your area. Main thing to successfully purchase a foreclosed property is being the First Hand.
