Well we got an offer at 55K below our current asking price and them having us cover 16K of the closing. Not something we can do - and almost an insult considering other houses priced in our neighborhood that are near our asking price and quite a bit higher. So I think they were fishing to see what they'd be able to get from us.

I understand not wanting to get a house that is less than appraised value but this is way below even the appraised value.

I am a bit sketchy on the details myself. When we listed a few months back we had it 55K higher than it is now and that was w/in the comps and other listings at the time. Nothing has sold very recently in our neighborhood (last was in December) and there is another neighboring neighborhood that is 10 years older and not as nice of homes that are on the market a bit lower than ours. So we finally get a possible offer but they are saying they can only get it appraised in the low 400s (which would be about 100K less than our original asking price a couple months back). I know the market all over is declining but this seemed crazy. Our realtor put a call in to an appraiser who might be able to get it appraised 15K or so below our current sale price.
No official appraisal has been done yet - just over the phone. Now the other asking sale prices for the couple of homes in the neighborhood and our tract are about our price or higher - one a few blocks away is almost 50-60K higher. But then there are a few big dumps in the high 300s but that is a different tract all together w/less square footage inside and out.

So I don't know what to do - my realtor is trying to get another possible appraisal on the home. If we can't get it appraised for our asking price can the buyer come in w/extra money? I am wondering if the buyer is trying to get close to 100% financing.

I love Simi - lived here my whole life - it is a great place for families with kids and those who no longer have kids at home. My grandparents bought here in the 60s and lived here for the rest of their lives and most of their kids have stayed in the area.

I think there are a lot of neighborhoods throughout Simi that would be great - depends on if you like older homes w/more of a lot or a newer home w/smaller lots. There is a whole new development up off of Erringer that have larger homes and were built w/in the last couple of years. There are older developments too that are really nice - Texas Track, Indian Hills, Hollow Hills (that is where we are - house is going on the market if you are interested; 3bd 2bath - nice sized lot w/RV).

You can't do wrong w/Simi - I think it is much better than anything you will find in the valley! Quieter area and still has some small town feel!

Kathy, what would you say the commute time is during rush hour from say around Mill Plain to the 205 and 84 area in Portland. We now are probably going to have to stay in low 300s so many of the areas in Porland aren't looking feasible. We have heard it can take from Padden over 45 mins to get across the bridge.

But what would the commute be from Happy Valley area, Clackamas, Oregon City, Tigard, West Linn, etc?
