Pretty much everything that you mentioned is standard, with the possible exception of the offer redo. Lease Purchases vary from seller to seller, so whatever guidelines this seller wants - will likely be different from another. Remember, you can make a counter offer. If they are selling on a lease purchase, then they are likely "motivated" and hopefully flexible enough to meet your needs. - Tue Apr 15 2008, 18:44
Try looking in the classifieds, or Craigslist in Gainesville (internet classifieds), or using a real estate agent. If all else fails, email me your contact info and I can let you know when I have a property. I sell ALL of my properties with rent-to-own agreements. - Fri Apr 11 2008, 22:11
Some things to consider include exactly where in NW. It's fun to use Zillow.com for ideas about comparable sales, but as Allison said, a CMA is better. You could talk with the seller and try to learn how long it has been on the market and what is their motivation for selling (which is sometimes explained on the MLS that Realtors can access if the property is listed with an agent).You could ask the seller directly, "what is the least you would except?" If they are motivated to sell, then you'll find out VERY quickly. Remember, your first offer (and lowest) doesn't have to be your last (if they don't accept). - Fri Apr 11 2008, 22:04
There are many deals out there! If you're looking for "all...options" then consider looking at new construction as well. There are a lot of vacant homes and condos that have never been lived in and the builders are motivated to sell their excess inventory. Just make sure your offers are low!! - Mon Mar 24 2008, 19:58

Try entering your county's name into Google along with "public records." For example, where I live I would enter "Alachua County Public Records." Look for appropriate links similar to Foreclosure Sales, Lis Pendens, NOD, Notice of Default. A lot of public record info is online these days. Where I live, I have to cross-reference owner names with the county's property appraiser's website to find the property address, but it beats driving to the public records department at my county office building!
