I suggest speaking with your lender first and see what they offer that could possibly keep you in your house. If you need to sell, I BUY REAL ESTATE and specialize in Short Sales. It depends on what your lender does to get you out of the property. You could have the sheriff show up at your door and only let you take what you can carry in your hands or give you a time frame (1 hr, etc.). You're no longer suppose to be in the property after the auction. If you would like to avoid the foreclosure and sell your property my company BUYS houses and is a Short Sale specialized company too. This could keep a foreclosure from showing up on your credit any perhaps even keep you in your house. You may contact me if you would like to know more.

I could buy the property from them and then either resell it to you or rent it to you. This can be done even if they are "upside down" on their mortgage (owe more than it's worth). Contact me if you would like to consider this.
