If commission is a sticking point, you can always begin with the arrangement that the tenant pays commission, which is generally 1 months rent, split equally between listing and renting agents. Of course, offering to pay the commission either in full or as a split (ie, 50/50) will enhance the likelihood of prompt success.
An agent can assist you with determining the convention on the commission in the community in which you are renting. If most are "landlord pays" or splits, then you may put yourself at a disadvantage if you push the commission back entirely on the tenant. Remember too that you only pay the commission if the agent successfully rents the apartment.
I'm finding that rentals are moving really well - especially newer condos/townhomes in good price points. I've got several clients who are looking now in Somerset, Morris, Union and Hunterdon counties. Just this week, two units we called on had multiple offers in a matter of days. My take on it is that a brisk rental market is all the more so as uncertain buyers who are on the fence decide to rent for a while to allow the market to play itself out.
