Yes, you are correct, the 9A report is only required for properties located within the City of Los Angeles, not the entire county. For any specific requirements for retrofitting in other areas, it is best to check with the local city's Department of Building & Safety. You really need to see your accountant however i know that as it was your residence first, your capital gains will be limited, it is not the full amount you will have to pay. You can also go to irs.gov and look up the new tax laws.... more
