Dear Sierra: In recent years new homebuilders have been required by the County of Sacramento to adhere to less environmental impact measures, one of which is no wood burning fireplaces. That is the reason gas fireplaces have replaced wood burning fireplaces. There is also a new law in place limiting when existing fireplaces in homes can be used. The County is very good at getting this news to the public through the media.
If a wood burning fireplace is important to you, look at homes that were built in the 1980's or earlier. There are many well-maintained homes offered on the market today and you'll be among the "few" who are looking during the holidays increasing your chance of finding and getting the home you want.... more
You can go to Lennar.com and speak with an online sales specialist or e-mail them directly. I have confirmed that they don't have all the floor plans archived, only some... at least that's what they told me. Who knows, maybe they were giving me the runaround :-)
Yes, the HOA and Mello Roos applies only to Anatolia. The HOA is $112.50 per month. You get basic Comcast digital cable included in that fee. The Mello-Roos comes out close to $190 per month. You can set up the HOA dues to automatically come out of your checking out. The Mello-Roos will be billed to you semi-annually in a county tax bill. If you have an impound account where your bank pays your taxes for you, they will get a copy of this bill and pay this extra amount.

Without reviewing a copy of GFE is difficult to state, review all the figures with broker and title company therefore no misunderstanding. If within a few days to closing could be to late change mortgage brokers. HOWEVER you need to compare apples to apples when another broker provide quotes in some instances it is a bait and switch

They are in place for 40 years :-) No Joke. But the average price per square foot is cheaper there than in other places so your overall payment ends up being a wash. There aren't a lot of places around here where you can get a 3,000+sqft home FULLY loaded and upgraded for under $400k. I guess paying the mello-roos is the price you have to pay for such a good deal.... more
