Yes absolutely. Florida Landlord Tenant Law requires your landlord only to give you about 12 hours notice for showings.
The rental agreement will survive the sale so if the new owner wants to occupy as his primary residence he (or you) may have to offer a financial incentive to the tenant to encourage him to cancel his lease. If the tenant doesn't want to cancel their lease then you may only be able to sell to an investor. The Seller would have to transfer any deposits held to the new owner.
There may be other legal ramifications so you may want to seek the advice of an attorney.
All the best,
Hi. Cleaning the carpets with a deodorizing shampoo works best, since the most odor will be there. Liberal application of Odoban, Febreeze, etc will help as well baking soda left to soak up odors overnight after being sprinkled on the carpet, then vacuumed.
There are scented baking soda products from Arm and Hammer just for descenting carpets, from cigars to pet odors.

Should be changed within 6 weeks times. Also you should be able to pull up the Broward County clerk's office online records to see if the deed was recorded. If it wasn't recorded yet, contact the title company that did your closing, their address will be on the HUD-1 Settlement Statement you should have received at closing. If that title company does not return your call within 48 hours, go to their office in person if possible.... more
It depends a lot on the County recorder's office and the speed with which they are processing files. I have seen it take up to 6 months for the records to be updated. It doesn39;t affect the fact that you have sold your property and you are no longer "in title" to it (so long as the deed was, in fact delivered to the Buyer and recorded in the public records).... more
Check with your local Realtor Association to see if they can give you some contact information as to who can tell you what tenant rights are in your state. You may want to contact legal aide as well. Good luck.... more
Being a listing agent is an art, just as having the experience and patience to be a buyers agent. listing agents represent the sellers, they look to get the best price and terms for the seller. Sellers do not want promises or big flashy presentations, they want results. A good listing agent should be up front with sellers, let them know the good, the bad and ugly sometimes. You need to have experience, expertise, knowledge of the type of house, the neighborhood and the potential buyer. Listings bring more listings as listings bring buyers which bring more sales which bring more referalls.... more
You should consult a tax accountant or attorney, but generally, the IRS considers the amount of the loan that you did not repay as income, not as a loss, regardless of how much you put down on the property.... more
