Updates are always going to make your listing show better and sell faster, however doing so in the hopes of netting a higher price in this nmarket is not always realistic.
To obtain a fair market value for your condo, both "As-Is" and with updates, you must compare apples-to-apples with what has sold in the past 6 months (no more). Since distressed property sales are still driving much of our market activity, the number of these in your complex must also be factored in.
