Go through the home with the landlord and take photos and make a list of all damages. Make sure the landlord knows they were there before you move in so you don't get charged for them when you move out. Add your list to the lease. Sometimes the asking price for the rent is negotiable. If there is a Lis Pendens filed then you may have to make your house available for showings to prospective buyers. Also you may have difficulty getting your deposit back once your lease expires. Also you may have to move within 90 days of the property gettting foreclosed.
If you are paying well below market rent and don't mind having to let realtors in to show their buyers and don't mind moving again in a few months then it may be a good situation for you.
Some renters are asking Landlords for proof that they are paying their mortgage on time. In this market it isn't an unreasonable request.
