Hi..Im not sure I understand your question as this house already sold in Nov 2012 and stated it needed a total rehab. It listed at 229,000 and sold at 257,000 prior to being rehabbed. Depending upon what was done to it to bring it back to an updated home will help determine pricing along with neighborhood and other factors if going
back on the market. Hope this helped.

The townhome is beautiful. It has been on the market since 2007 at an inflated price of $524,000. Since then, the seller has been chasing the market. In August of 2009, the home was listed for $485,000, went Under Agreement the end of April, 2010 when the property was listed for 449,000, back on the market on May 1st.
The townhome is located on Route 135 which is a main road. The location is desirable because it is within walking distance to downtown Natick and all the wonderful shops, restaurants, main library, and public transportation.
There may also be mortgage restrictions depending on how many units in the complex are owner occupied.

Absolutely! I've had buyers that wanted homes in specific neighborhoods where there were no homes on the market. Through our multiple listing service we have access to public records which will give us the addresses for a neighborhood. I have sent letters to those owners telling them about my buyer and asking if they would consider selling. I didn't have great success because they are usually very desirable areas and owners are there for that same reason and therefore don't sell often. If you have a buyers agent ask them to do the work for you. Good luck.... more
