What is making you already suspicious that you will be scammed? Do you think that the owner is not who he says he is? Pay him with a check so you have a record of him cashing it.

You can report it to Department of Commerce in Texas (Local office). They will crack the licensee working on property management and get things straightened out.

Read your original lease. It probably requires a 60 day notice, and if it does you need to pay the rent. If you have another reason for leaving, contact an attorney.
