Hi Kevrod, you should get a free CMA from a realtor. The CMA should provide you with some available comps and closed comps as well as expired and under contract. The variety and amount of comps will almosr paint a picture of the market for you so you can see and understand the pricing and where the pricing for your home should be. The agent/broker would need more information regarding the house in order to give you a more accurate comp analysis since it is based on the size, location, school district, etc. If you are working with a buyers agent, they should be able to provide you with the relevant info to guide you in your decision making process.... more
Natalie your first step is to ask friends, relatives or coworkers who they used, whio they likd or they didnt. In teh event no one has any referrals, you should contact a couple of different agents and ask them to comne to your house. They can offer you a free market analysis that tells you what your house is worth and you conduct an interview of what they can offer you, what they charge for their services and if they meet your needs.
They should be able to tell you what houses like yours are selling for, what your house is worth in todays market and more important what you should start with as an asking price and what you should get for offers and end up with as a selling price.
They should tell you what their marketing plan is and where they advertise. Makse sure you ask if they show their own homes or use a showing service where they give out the code for others to come unaccompanied. Ask if they attend the home inspection, appraisal and the closing.
What they offer shoudl be what your needs are. Dont be afraid nbot to ask anything that you do not understand. Also let them know what you expect and if everything is what meets your needs than that is teh agent for you.... more
