First off, congratulations on getting your license.
I'm assuming you are new in the business, so as painful as it may seem, I'd advise joining one of the local real estate companies, at least until you get a few transactions under your belt. Yes, you'll have to split your commission with the office, but the advise and wisdom of the broker and other agents in the office will more than compensate you for the split. There are numerous disclosure forms to fill out and procedures to follow. If things are not done right, the deal may come back to haunt you and/or your clients.
