I am marketing a coach house myself at 2107 W. Fletcher. I tried to find yours by searching for under the term coach house in the MLS under "Type of House" and nothing came up. If someone was specifically looking for a coach house by that method, they would never see your listing.
Depending on what the house is behind, you probably want to put "coach house" on your sign so that people don't think it's the front house. I actually don't have it on my sign but I am going to because I have been getting calls for the front building.
I would think that if you are priced similarly to recent SALES of townhomes in Lakeview of similar quality and size that you should find some people that are interested. There are always people that are looking to escape from condo living and would really appreciate that chance at owning their own home.

It depends..... Your buyer will request HOA documents....such as CCC&Rs, financial statements. minutes of your HOA meetings. They'll see that there was an issue with the homeowner. With a 3 unit HOA, this is potential cause for concern, unless the HOA has plenty of money in reserves.
Ask your title company to pull a preliminary title report on the property.....the owner may be faccing foreclosure. If so, the potential cash strain on the HOA could be solved quickly.... more
If you don't need to move within a certain period of time I would wait until the spring. There tend to be more buyer's in the spring time and the fact that you're close to the lake will also be more appealing in the spring time.... more
There's a lot more information required so that an accurate assessment of value can be provided. Once you have a good understanding of past sales and current inventory through a CMA you'll be able to establish a fair market price. For a quicker sale price it below the comparables.
