I hope not and I doubt it. I think it's probably more of an administrative mistake or plain incompetence rather than dishonesty. One way to check is to see if there are any other units available in a particular building or development and see how they're listed. Also, I would recommend utilizing a buyer's agent rather than going through the listing agent. Listing agents work for the seller's best interests and not yours. If you're not currently signed up with a buyer's agent, please feel free to contact me. You're already paying a commission in the sales price so why not have someone working for you instead of the seller!? It will save you money.

Yes Tina, it is possible to buy a home in the US and to not be a US citizen. It is important to have a Realtor that is knowledgeable and who can connect you with a mortgage company that is accustomed to working with international buyers. Your type of residency will need to be established, for example permanent resident and a copy of your VISA provided.
If you are paying cash, of course, that will make the process more streamlined. Please let me know if you would like a referral to a trustworthy agent in your area. I would be happy to help connect you.
You have choices and as far as towns are concerned it's a decision only you can make based on your needs and lifestyle--you mention that you like Bayside, why not start your search there. I wonder why you are looking for no board approval, are you looking to save time, is it financial, etc.--if you haven't visited with any qualified loan officer(s) yet, do so and see exactly what your budget can handle, and ask for a mortgage pre-qualification/pre-approval letter.... more
Mike, My company has really terrific Manhattan and Queens-based agents that can handle both sides. Jus last week I connected a seller in the West Village to a terrific agent in our Waverly office and a buyer in Queens to a talented agent in our Flushing office. I'd love to do the same for you. Call (631.338.7392) or email me (firstname.lastname@example.org). BTW: My company has more top agents and does more marketing than others. What that means to you is a larger pool of potential buyers, expert negotiators working for you, and deep expertise in the Kew Gardens area.... more
