I am assuming that trulia is using given data for sold homes with the same no. of bedrooms and bath, and then the computer spits out a number. This is by no means a good market evaluation of a home,
only a local Realtor with expertise and experience in the area will be able to take inventory of a home,
look at it inside and out, then compare it to recently similar sold homes, by making adjustments for all that your home has or the lack thereof compared to the comps.... and the Realtor will also inform you
about the current similar homes that are on the market and that will compete with your home.
So consider the valuations here on Trulia or any site, a computer generated estimate ..... definitely do not rely on them.

Hi! I can tell you my children go to Derry Township school district. The KR is half day, however there are a few full day KR options in the area (St.Joan of Arc and I believe KinderCare offer full day, and there is one in Palmyra as well, which is close). For test scores, ratings etc please visit www.schoolmatters.org and you can also visit the district website at www.hershey.k12.pa.us for info on KR thru 12th grades.
I find it convenient that KR-12, while they are in seperate buildings, are all on the same street right in a row with easy access close to downtown.

In the case of a contract dispute you should always consult an attorney. I will say however, there is more to an offer other that just the price. There are loan terms, closing date etc that may or may not not be satisfactory to you. In reality it is hard to find a buyer that is offering 100 percent of what a seller wants. If the agent fulfilled his/her part of the contract to you by bringing you a buyer that meets the terms in your listing agreement and your only issue is you do not like the agent, you may have a hard time defending yourself in court if it were to go that far. We do not practice dual agency in Colorado because of the potential for conflict. I strongly recommend you seek legal counsel to find out what your options are. Yes, They do not have to accept any offer, they could just change their mind about selling. Once you have a fully executed contract it gets a little bit harder to get out of it. I do not know about PA rules but in FL that is the way it is.... more
