Hello. Most reputable lenders can give you a pre-approval going on what you tell them, without the need to run a credit check. However, full approval must be documented with proof of income, credit reports, pay stubs, etc. I have a lender that I've referred many of my clients to and they just love her. In my experience, realtors are the most unprofessional society of folk I have ever encountered. Sure there are few exceptions. Life is too short to allow un - knowledgeable and unprofessional people access to my deals.
I do not allow myself to be involved in any deals that require realtors. Just me, the seller, and our attorney's.
The internet gives me access to all the info realtors have so no value added. In fact, my attorney provides more inside info than anyone.... more

Depends what area of S. CA. In the south bay, San Pedro is probably the most affordable. Orange county has many affordable beach communities and San Diego has bounced back into quite affordable these days. I suppose it depends on exactly what you mean by "affordable" and what part of S Cal.... more
The price point is higher in Manhattan Beach. If you can swing paying a little more I think Manhattan Beach is a better investment but if it comes to investing in a home or income property I feel that both are wise investments.

Hi there Maraya, I would ask you agent to pull some reports such as the last sales active inventory, days on market. If you look at the active homes in the same price range and show the solds. and present them to seller. Its is all about strong data, and backing up yoiur data with a convincing argument. If you are planning a mortgage for the Hermosa Property maybe ask about a Buydown.
