Sure! It depends on the level of contact. If the listing agent simply provides information about the listing, they are only providing general information. However, if the listing agent is the agent to actually show the property, and dual agency has been agreed upon, then the seller will have an obligation to that agent as a representative of the buyer as well.

How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

You need a Seller Contract Girl friend. The Banks will likely not touch you right now as Credit is a must in today's world.
Look online at Craigslist.com under Real Estate. You will liley find a lease option that you can get and or a Lease purchase or wrap around contract. This will be your best shot Andrea. Some people would probably be willing to get creative with you rather than loose a home or Condo to the Bank. Having some downpayment would probably be a must in this situation.
